It is intended to identify areas or components of the home that may be unsafe, significantly deficient or at the end of their service life.
Why do I need a home inspection ?
Obtaining a home inspection provides you the opportunity to receive an honest and independent overview concerning the overall condition of the home. It will highlight the quality aspects of the home as well as any potential problems or maintenance issues that will require attention, so you are better equipped to make an informed decision.
When should I book an inspection ?
A home inspector is typically called right after the purchase agreement or contract has been signed, the inspection takes place within a few days of the call and your home inspection report is usually delivered to you on the same day of the inspection.
Can I attend the inspection ?
Most definitely . You will be able to observe the inspector and ask questions directly, as you learn about the condition of the home, how its systems work, and how to maintain it. You will also find the written report easier to understand if you've seen the property first-hand through the inspector's eyes.
What if I cant make the inspection ?
If you are not able to attend the inspection, don't worry. You will be provided with a comprehensive digital report complete with pictures and detailed descriptions and we can discuss the report and go over any concerns you may have either by telephone, or onsite at the end of the inspection.
What do you look at ?
All the major systems and components and how they effect the home as whole are inspected. These items would include House Structure, Lot Grading and Drainage, Roofing, Exterior, HVAC systems, Electrical, Plumbing, Exterior and Interior components and more.
How long will the inspection take ?
Most home inspections take approximately 2.5 to 4.0 hours. However when you hire me, time is not an issue. I only book one home inspection a day, so my focus is on you and your home, not the next job. I will never leave a home till I'm confident that all areas and items accessible were fully inspected.
What will the home inspection report say ?
The purpose of the report is to provide you with detailed information about any deficiencies , defects or safety issues that were visible at the time of the inspection. This information will assist you with getting to know the condition of the property which will be beneficial in your decision.
What if the home has problems, does it fail ?
No. A home Inspection is obtained to describe the current conditions of the property and indicate if any repairs or updates will be required. The decision to proceed with the purchase is the clients, and each client may have different expectations for the property
Will you recommend contractors if we need to do repairs ?
No. I consider it a conflict of interest to recommend or refer a contractor to perform repairs. I am hired to offer an unbiased third party opinion on the overall condition of the home. However I highly recommend to my clients, that any repairs that are required, should be done by a qualified licensed contractor in that field.
How much does it cost ?

Do you offer a home guarantee or warranty ?
No, A home inspection will inform you about the current condition of the home and will identify if any problems or maintenance issues are present, which will minimize your risk of encountering costly repairs after closing. Owning a home requires work and time. Things will break, items will age and repairs will be required. Instituting a regular home maintenance plan will help you to identify potential expenditures and allow you to budget appropriately.
